Pricing
Every reported fault gets a number, an assigned provider, and a record that survives the scroll. This page is what that costs.
Per property or per estate — more properties, and the price per unit falls. No commissions, no cut of anyone's work, ever.
Free tier free · for every estate, forever
$0
The whole service desk: report a fault, assign a vetted provider, mark it resolved, rate the work, read the trail. Never metered, on any tier — a fault you cannot report is the problem this exists to end, and no billing state justifies bringing it back.
Complaints with a paper trail · your own vetted providers · the month view · the provider directory and its rated work ledger
This is where every account begins — Free is the default, and no tier ever takes the service desk away.
There is no self-serve signup; we set your estate up with you → info@aitherlabs.africa
Core tier pro · for
landlords
$3 / property / month
Falls with volume: $2.50 from 10 properties, $2 from 50. One property or a company's book — same product, same records.
Everything in Free · who lives in which unit, and since when · lease terms on the record · tenant history per unit
Your path: begin on Free, then ask for Core from inside your account. The request is recorded; the operator switches the tier on once payment is actually arranged. Nothing you click charges you.
Estate tier premium · for
committees and managing agents
$30 / estate / month
Whole-estate flat rate: every unit, every resident, the live board, the stale list, the event trail the AGM can read.
Everything in Core · unlimited residents · common-property records · the rent ledger: what is owed, what was paid, who confirmed it · committee-ready month numbers
Includes read-only owner access — the month view and the attention list, at no separate owner charge. The owner page says what that reads like.

Portfolio tier max · for agents running a book
$45 / estate / month
Bought once, not per property: hold it on any one estate and the width applies across everything you run. The need arrives with the second property, not with the size of the book. The owner's portfolio view lives here too — one estate on Max opens the whole book to its owner.
Everything in Estate · every property in one view · arrears and occupancy across the book · the month-end report per estate, printable
Advisor add-on, not a tier
+$10 / month
The analytics-and-advice layer on top of your own records — priced here, sold when its surface ships. Nothing is charged for a screen that doesn't exist yet.

Providers never pay the supply side · for service providers
$0 — permanently, by design
The plumber, electrician or handyman an estate calls. No fees, no commission, no subscription. Directory order is never for sale, and money stays between you and whoever hired you. The record of your work is the asset, and it is yours.
Is the estate you work for here already? → Look it up
Residents are never charged either — the estate keeps its record here, and reporting a fault costs nobody anything, on any tier. What it means for you.
Already in every tier, under its own names: the provider directory, the rated work ledger, and who-did-what visibility across your properties. The record a property manager keeps a CRM for — kept by the product itself.
The names above are the market's; the permission gate speaks
free / pro / premium / max.
Each card carries both on purpose, so the price you read and the permission the
product enforces cannot quietly disagree. A paid tier is requested, never
self-activated: the operator turns it on once payment is actually arranged.
House rule, stated in the open: the first pilot estate sets the real anchor. These numbers are the written proposal. The pilot conversation is where they become the price. Core and Estate have carried their figures since the model was first written down; Free is $0 by rule rather than by pricing, because the service desk is never metered. Portfolio's $45 is the one number with no anchor behind it yet — it is a proposal about what width is worth to an agent, and the first agent to run three estates on this is the person who will actually settle it.
